CONVENTIONAL LOAN

Borrow up to 97% as a first time homebuyer, or up to 95% as a repeat buyer. These loans are designed for the best credit applicants (over 700 FICO) and are borrowing less than the conforming loan limit of $806,500. Guidelines are from Fannie Mae or Freddie Mac. 

 

/ GOVERNMENT LOANS

FHA - Loans up to 96.5%, great for lower credit applicants (over 620 FICO) and low down payment. 1-4 unit properties are eligible.

VA - 100% financing and no PMI, strictly for eligible veterans. This product has no loan limit and is eligible for 1-4 unit homes

USDA - 100% financing on eligible single family rural housing, see link: USDA Eligibility Map

 

JUMBO LOANS

Loans that are over the conforming loan limit of $806,500 require a JUMBO lender. These loans typically require 20% down and have stricter underwriting guidelines.

 NON-WARRANTABLE CONDO

Condos are generally more difficult to finance for most lenders due to more restrictive guidelines from Fannie Mae. However, we can finance condos that otherwise are unable to get residential financing.

 DSCR LOANS

Debt-Service-Coverage-Ratio Loans are designed to finance investment properties without the need of tax returns and other personal income information. They start at 20% down and usually include pre-payment penalty.
